Clowes Developments have “sympathetically” restored the historic building which has been vacant for decades with a £1.3 million budget in order to prepare the leisure facility at the heart of Derby’s Cathedral Quarter for a suitable occupier.

Units are available individually or in combindation to provide accommodation from circa 1,913 sq.ft. to 10,277 sq.ft.

The building benefits from an established leisure pitch with nearby occupiers including Revolution, Revolucion de Cuba, Turtle Bay, Cosy Club, Loungers, Walkabout, Nando’s, The Brooklyn Social and the Wonky Table.

The “Tramsheds” can be accessed from St James’ Street or through bi-folding doors on The Strand.

The doors lead through to an entrance area which splits off into two sections – the largest room, which will best suit a bar, and another area with an upstairs floor which could work well as a restaurant.

In the largest room, which benefits from plenty of natural light and very tall ceilings, a feature wall remains with original signage from C.A.Newton & Co Ltd.

Other original features, including doors and even an old notice board, have also been kept in place and restored.

Making use of buildings like the “Tramsheds” was something that Derby have historically not done as well as places like Manchester or Nottingham. Many people in Derby will have never seen this building, but it is a true hidden gem at the heart of Derby.
