Clowes has taken a long-term, partnership-led approach to Castle Donington, working closely with local authorities, development partners and key stakeholders to provide residential, employment and logistic opportunities.

Working collaboratively with the local authority and development partners, Clowes has supported the delivery of:

• East Midlands Distribution Centre (EMDC) – 2.5 million sq ft of employment and logistics space, now established as one of the UK’s premier distribution locations.
• Castle Donington Relief Road – a 2.4km strategic infrastructure project, with an estimated value of £11 million, helping to improve connectivity and relieve traffic through the village.
• Residential development and Foxbridge Primary School – Clowes partnered with Miller Homes and Redrow to bring forward the first phase of residential development, with William Davis subsequently completing Phase One. This has delivered approximately 895 new homes alongside the new primary school.
• Stud Brook Business Park – Clowes subsequently developed the 200,000 sq ft business park, providing smaller-scale commercial space alongside much-needed local amenities, including a Sainsbury’s Local and Starbucks Drive-Thru.
• Phase Two – Clowes has recently submitted a planning application for the next phase of development through a newly formed collaboration with Redrow and Wilson Commercial Enterprise Limited. The proposals are expected to deliver a further 1,076 homes, continuing the long-term transformation of Castle Donington.
