Director, Marc Freeman has been developing the land located off Brownhills Road, Tunstall.  The site has strategically been developed and subsequently sold to occupiers and investors over recent years.

Highgate 1

A purpose built 120,000sq ft headquarter and distribution facility for tile retailer, Tile Mountain.

Completed in 2017, the £10m purpose-built head office and distribution centre in Stoke-on-Trent was designed specifically to meet the requirements of the online retailer to expand into brick and mortar premises due to the strong growth of the business.

Highgate 2

90,000sq ft distribution facility for Bathroom Mountain.

Bathroom Mountain moved into their premises in 2020. Young entrepreneur Shamila Iqbal is following in the footsteps of her father by launching her own company. Twenty four year old Shamila and her business partner Jay O’Neill spent the first 12 months developing the company before officially launching bathroom supplier Bathroom Mountain from the 90,000 sq ft warehouse in Harewood Street, Tunstall, right next door to her father Mo Iqbal’s successful Tile Mountain business.

Now Bathroom Mountain which operates entirely separately from Tile Mountain boasts a team of 20 staff are are looking to create a showroom at the front of the three-storey building as part of the company’s future growth plans.

Highgate 3

The first stand alone unit was purchased by offshore supplies specialists JCH Marine in the summer of 2020.

JCH Marine supplies a wide range of parts and consumables into the oil, gas and shipping sectors both nationally and internationally. It supplies everything from lighting, cables and transmitters to batteries and general electrical requirements such as lamps.

The purpose built two-storey headquarters was designed to accommodate a combination of office and storage space. The company relocated from its former premises to a newly built 9,000sq ft unit as part of their international expansion plans and recruitment drive.

Commercial Director David Bond said:

Our new building is in a great location, close to the A500 and the M6. Everything has gone really smoothly, there was a small two-week delay because of Covid but other than that it all went to plan and we’re really happy to have moved in.

 

The second set of terrace units totalling 20,000sq ft were speculatively built for storage, distribution, manufacture or trade counter use. The 4 units ranging in size form 4,400-5,250sq ft were built between the JCH Marines building the large scale units occupied by Bathroom Mountain and Tile Mountain. The owner of Tile Mountain, Mo Iqbal has subsequently purchased the units to house a showroom for Bathroom Mountain and his new venture Flooring Mountain. The deal completed in March 2021.

 

Daniel Platts Business Park

The 12 industrial warehouses constructed at the Daniel Platts Business Park, off Brownhills Road in Tunstall, were sold to Stoke City Council in September 2020.

The high-spec units, between 2,000 and 12,000sq ft in size were built by Clowes Developments, and subsequently acquired by the city council as part of a wider regeneration scheme to transform the town.

In January 2021 some of the Daniel Platts Business Park units were transformed into a large scale COVID-19 vaccination hub. Neil Carr, Chief Executive Officer of MPFT, who is also Senior Responsible Officer for the Vaccination Programme, said:

This site represents a major step forward in what is already a very impressive network of facilities locally that are providing vaccinations that will help defeat COVID-19.

The aim of the community vaccination site is to increase capacity locally for COVID-19 vaccines. To begin with the Tunstall site will concentrate on vaccinating frontline staff who work in health and social care in community settings. These include staff from local NHS trusts, local authorities and private organisations, who frequently visit vulnerable people in their own homes.

From there we will be in a position to invite members of the public based upon the Government’s priority list which targets the most vulnerable first.

Other units are on the market with agents Harris Lamb, Andrew Groves, director at Harris Lamb’s Stoke office, said:

To date, over 300,000 sq ft of industrial space has been developed on Brownhills Road by Clowes Developments for occupiers including Tile Mountain, Toolstation and JCH Marine and we are delighted to have been appointed to market Daniel Platts Business Park, which forms the next phase of development at the site.

Andrew added:

We expect high levels of interest in the scheme, not only does the business park’s prime location provide good access to key arterial roads in the area and the motorway network, but it is located within the Ceramic Valley Enterprise Zone, where eligible occupiers can benefit from significant business rates savings of up to £275,000 over a five year period, subject to being in occupation by March 31, 2021 – something that we’re sure businesses attracted to this popular area will certainly be keen to capitalise on.

Tunstall Trade Park

London based Stenprop acquired Tunstall Trade Park, Stoke on Trent from Clowes Developments in October 2020.

Marc Freeman, Director and Surveyor at Clowes Developments developed the site creating an estate that comprises of eight high-quality modern units totaling 56,500sq ft.

Tunstall Trade Park boasts a diverse range of occupiers from trade counter retailers, self-storage units, and hi-tech manufacturing companies. The property benefits from its adjacency to the A50, a major arterial axis which has certainly added to the commercial interest in the site.

Following the lease of it’s final 30,000sq ft warehouse to technology repair and insurance business, Assurant, the fully occupied trade park was subsequently sold.
