Clowes Developments, together with their lead construction contractor, TanRo, have completed the renovation of derelict barns into three modern offices at their Ednaston Park Business Centre.

Clowes submitted a planning application to convert a courtyard of derelict barns into three offices, The Hayloft, 1,294sq ft, The Granary, 1,312sq ft, and The Byre, 1,158sq ft.

Ednaston Barns benefit from their own idyllic self-contained plot to the side of the main building, private landscaped courtyard, free parking with EV charging points, floor to ceiling ground floor windows, patio doors off the open plan kitchen, spacious private entrance and glass staircase, a security alarm system and key fob access to each unit.

Gina Connett, Facilities Manager at Ednaston Park Business Centre commented:

“I am delighted to launch Ednaston Barns to the market. Interest from businesses looking to make Ednaston Park their professional home remains high, and I anticipate it won’t be long until the Barns are fully occupied. The quality of finish of the Barns is second to none but I particularly love the setting, you’ve got your own space yet only a stone’s throw away from a thriving business hub.”

The spacious first floor rooms in The Hayloft and The Granary are ideal for private offices and boast an abundance of natural light from the modern contemporary skylight windows and original exposed brick walls. By contrast, The Byre is a single storey detached unit with a stunning vaulted ceiling.

Ednaston Park is a fully secure site, protected by: CCTV, intercoms, key fob entry, intruder alarms, and vehicle barriers outside of office hours. Despite a semi-rural location, each unit has fast, reliable internet access, via Ednaston Park’s 1Gbps dedicated fibre leased line.

Ednaston Park acts as a central hub to base a business from. Conveniently located on Painters Lane, off the A52 from Derby to Ashbourne, it takes just 10 minutes to get into Ashbourne town or 20 minutes to get to Derby city centre.

Set in 18 acres of landscaped gardens, Ednaston Park was built in the 19th century. Up until 2016 it housed the St Mary’s Nursing Home, it was then bought by Clowes Developments in September 2017. Since then, the developer has invested heavily in the property to turn it into modern office accommodation, combining contemporary styling with many of the building’s original period features. Clowes recently demolished the old nunnery living quarters at the back of the main building to create a further three units known as Ednaston Mews.

Paul Turner, Construction Director at Clowes Developments added:

“This project has been a labour of love, we have sensitively restored the old barns into crisp new units for tenants but old buildings come with their own complications which has meant we have had to find creative problem solving solutions too. We are over the moon with the final outcome and cannot wait to see them occupied.”

Occupiers of the Ednaston Barns will be in good company, half of the Ednaston Park main building is occupied by Clowes Developments employees and the other half, totalling 20,000sq ft, is occupied by independent businesses ranging from financial planners, architects, estate agents, ecologists, engineering consultants and an onsite IT provider, Wytech, who ensure tenants receive unparalleled business continuity across the site.

The Ednaston Barns offices are receiving a high level of interest from local businesses, all three are currently available for let and being marketed by Gina Connett, interested parties are invited to contact her via email [email protected] or 01335 360000.
